Site and property feasibility studies in Zurich
Before buying, altering or developing a property, you need a sound basis for your decision. I investigate the potential of your site or existing building and identify which opportunities are worth developing further.
Discuss your projectA study built around your decision
The assessment starts with your question: How could the site be developed? Which uses are possible? Would an extension or reorganisation of the existing building make sense? I combine architectural assessment with planning requirements and economic considerations. The depth of the study follows the decision you need to make.
What the feasibility study covers
Depending on the task and the available information, the agreed commission includes:
- Review of site and existing-building documents and the planning constraints.
- Schematic development or use options and their relationship to the surrounding context.
- Floor areas, volumes and possible uses relevant to the decision.
- Comparison of options, identifiable constraints, outstanding questions and a recommendation for the next steps.
From an initial site assessment to design
A focused site assessment can address individual questions first. A feasibility study combines those findings with spatial options. We discuss whether an initial assessment is sufficient or a more detailed study is useful for your situation. The findings can then form the basis for preliminary design and further project development.
Architecture and real estate economics together
As a Dipl.-Ing. Architect from TU Darmstadt and a Real Estate Economist (ebs), I bring over 25 years of experience. My previous work includes project studies for Postareal Obfelden and the Kratz residential development. I work with private clients, owners, investors, developers and housing cooperatives, as well as with property agents and architectural practices on individual commissions.
Before you commission
Frequently asked questions
How much does a feasibility study cost?
The fee depends on the question, available information, number of options and depth of investigation. Scope, deliverables, fee and timing are agreed before the commission begins.
What information is needed to get started?
Send the address or plot number and a short description of your intentions. Existing plans, photographs and earlier assessments help define the task. We discuss any missing information in the initial conversation.
Can I commission a study without committing to further design work?
Yes. The assessment can be commissioned independently. Its findings help you decide whether and how to proceed.
Is a feasibility study already a building permit application?
The study supports assessment and comparison of options. Preparing a permit application and supporting the approval procedure are subsequent services to be agreed separately.
